A question I am asked by many investors, readers Cyprus Property Newsletter and would be buyers of Cyprus Property is, - "where do you get Cyprus bank repossession property"

The short answer is you will not get these properties. They are simply not available to you.

And, you can stop looking right now - 

Why? - Three reasons,

1st - The social laws in Cyprus makes it difficult to remove a Cypriot mortgage defaulter from the home, in fact it can take up to 15 years for a Cyprus bank repossession to take effect. Also, if someone has rented a property over 5 years they could stop paying their rent and live in the property rent free another 10 years. Crazy, but that's how it is.

2nd - The Cypriots are a very close nit family community, the bank manager will for sure have a cousin, brother school chum or relative who is a developer. Who do you think will know about the bargain property first?  You stand absolutely no chance of getting these properties.

Many people have tried and tried and tried and no-one I know has succeeded. Some of my personal contacts and friends are bank managers. I have lived in Cyprus for several years and my wife is Cypriot. I speak the language and I'm a property agent and consultant. - Never have I seen or heard of a Cyprus bank repossession going public.

3rd - Deeds for a new property are not available for up to 6 years. The developer has to join in as guarantor to the bank loan. So any default on the mortgage will return the property to the developer, no chance there either.

4th -  There are no auction houses in Cyprus. I have seen land auctioned off in the way it's been done for years. This was on a Sunday morning at a local cafe'. A real experience, I can tell you!
